Did You Know?

The neighborhood’s name, 5 de Diciembre, comes from a historic date.

On December 5, 1935, the Mexican government officially granted a major land concession to the Ejido of Puerto Vallarta.

This act not only secured legitimate ownership of these lands for the local people but also laid the foundation for the city’s growth and urban development in the decades that followed.

This landmark event remains a point of pride and identity for the community.

A Neighborhood with Roots and Transformation

Just north of the Malecón and the bustling Zona Romántica lies 5 de Diciembre, one of Puerto Vallarta’s most authentic and lively neighborhoods

5 de Diciembre is where you’ll find the real spirit of Vallarta.

It is a place where fishermen return with their morning catch, local families gather for evening dinners, and travelers blend in with locals in markets and corner cafés.

La colonia 5 de Diciembre is a mix of traditional Vallarta life and modern lifestyle trends

This unique blend gives the neighborhood its vibrant and evolving character.

As Puerto Vallarta began to gain international recognition as a tourist destination in the 60s and 70s, 5 de Diciembre underwent a major transformation.

What was once home primarily to ejidatarios became a densely populated urban zone, increasingly attractive to tourists and foreigners who started buying property in the area.

Yet, despite urbanization and demographic changes, the neighborhood has preserved its essence as a strong community space.

Many descendants of the original ejidatarios still live in 5 de Diciembre, and their stories are woven into the cultural fabric of the neighborhood.

Today, the colonia is known for its lively atmosphere, with local markets, traditional restaurants, and a mix of architectural styles that reflect different stages of its development.

The Impact of Tourism and Gentrification

In recent years, like other areas of Puerto Vallarta, 5 de Diciembre has faced the effects of tourism growth and gentrification.

The rising demand for property from foreigners and visitors has driven housing prices upward, pushing some of the original residents to relocate to more affordable zones.

Still, the colonia has managed to maintain its identity as both a local hub and a welcoming place for travelers, though not without challenges.

This tension between tradition and modernity is visible on every street corner: a decades old taquería next to a boutique café, or a fisherman’s home beside a new condominium.

Mercado del Mar

At the heart of the neighborhood is the Mercado del Mar, the local fish market where vendors sell the freshest catch of the day.

It’s a scene of vibrant energy: fishermen unloading their boats, neighbors chatting, and stalls stacked with shrimp, mahi-mahi, and tuna.

Visiting the market is one of the best ways to experience Vallarta’s culinary roots.

The Stadium: A Hub of Sports and Community

One of the neighborhood’s biggest attractions is the stadium, a versatile venue where locals gather to play and train.

Here, you can find volleyball, basketball, squash, boxing, soccer, baseball, and even runners making laps around the track.

The stadium is more than a place for fitness, it is a community anchor.

Reflecting Vallarta’s love for sports and the social life that comes with it.
